What challenges do self-managed rental properties present?
The fines have changed when it comes to tenancy, the Ministry takes them seriously and it can be a very costly exercise. A property must meet all legal requirements before being rented, and all landlords must comply. Often, it’s the emotional attachment an owner has to a property that can leave the property owner open to possible fines or issues. The owner can be attached to a home and how they lived in it, rather than seeing it objectively. As property managers, we care about the property, the owner and the tenants but can take a step back, removing the sentimental emotion, to ensure everything runs by the book.
How would you describe the value of having a property manager?
Invaluable. A professional property manager will protect your asset worth hundreds of thousands of dollars. They are your eyes and ears, ensuring strict compliance while keeping your property in top condition. Trust them to get the job done properly. You wouldn’t put cheap tyres on for a long road trip, so why take unnecessary risks with your property?
What are the most common misconceptions about property managers?
People often think we are one in the same, that we all manage properties the same or that one bad experience reflects the whole industry. I’ve spent 14 years building a reputation, putting my name front and centre on my business and I proudly stand behind it. I keep my finger on the pulse, constantly attending courses, and keeping up to date with the latest legislations, and I work incredibly hard to get my clients what they need. Another misconception is that people feel it’s too difficult to change property managers. One simple email can take care of everything, and just like that there’s no more stress or hassles.
What advice would you give owners to help them attract and keep great tenants?
Make sure your house is compliant. Don’t assume. Understand and stay up to date on all current legislations, as it constantly changes. Do your homework to avoid costly or unnecessary fines and if you’re unsure ask your property manager, they should be able to easily advise you on best practice.
What changes should property owners prepare for?
The next big one is the 'Pet Bill' looking to be implemented late 2025, early 2026.This bill will mean a landlord cannot unreasonably deny a tenant’s request for a pet unless it is deemed ‘fair and reasonable’, there will also be a pet bond associated. A good property manager would be able to advise you on the best way forward and how to best understand and safely manoeuvre through these types of changes in order to keep on top of things.
